Dr. Hayes,
The TRULIA system relies on a series of public information sites, one of them being the tax records. It "measures" the potential uses, and does not take into account the actual use. If you should decide to offer your property for sale your agent will clarify this.

Most of the time, information from a property comes from Tax records, if your home is for sale on the market ask your listing agent if the information was coming from tax records or other sources, then you will have the right answer.

Mr. Hayes (Doctor?)

The information on Trulia is driven from the Tax Records as is the case for
many of the internet real estate sites. The Napa County tax records show the
property as having a "County Use Code" of Multi-Res 2-4 Units and a "Universal
Land Use" of Multi Family 10 Units or less. These codes normally define what is
possible for the property, ie, what could be build there and may not reflect the
actual improvements that do exist. From your description, a home and guest
cottage, the Multi-Res 2-4 Units is certainly applicable...

All else being equal, and it hardly ever is, a Multi-Res property is more valuable
as it would normally generate more varied use and greater income..

If you have listed this with an agent ask him for clarification. Sometimes multi family is also classified by number of rooms and size.
