You can contact a Title Rep. I use, he's really great & will answer this question from an expert point of view. It's best to keep your title clear of any liens or encumbrances.

Richard asks the perfect question, do you have a specific reason why you are concerned about title? Yes, title insurance is always a required by lenders, but many homeowners without mortgages get title insurance just to protect themselves. When the price tag is under $2,000 - it's usuall a good investment and you should only have to buy it once for each property you buy.
