I think I can give you a good idea about this neighborhood since I live in this subdivision not too far from this property. We moved into this neighborhood in 1997 and really enjoy the location. It is a quiet neighborhood and we have found people to be very friendly. The subdivision has walking paths at the front where this home is located. In the middle back part of the subdivision is a grade school and a park that is having more and more things added to it. They just installed a tennis court and there is current construction going on that you can't tell what it is yet.
We have a very active, homeowner ran, homeowners association. We really care about our neighborhood and by keeping it with the homeowners, we are able to make sure that everyone is involved.
I don't think you would be disappointed in this area at all. It is really close to shopping, hospital and freeway access.

Pepper Hills is one of my favorite neighborhoods. I've lived there....twice, and sold new construction homes in there as well. There is a great mix of smaller starter homes, townhomes, larger homes plus new construction. There is also rumor of a new plat in that neighborhood, not sure of the time frame but that is always great!!!!. The elementary school and 8 acre park are a total asset!!! Plus it is EASY access to the highway and shopping!

Kevin- All the answers below are great, but I am wondering where you will be working. The cost of commuting (both time and expense) can make a big impact on your life. You really should spend some time getting to know the area and figuring out what makes the most sense for your lifestyle.

I live about a half mile from this listing and really like this part of town since I can be most any place in the entire county in about 20 minutes. It has easy access to the interstate from three entrances within about a 2.5 mile stretch depending if you are heading east, west or downtown.

There are both a Fred Meyer and an Albertson's grocery/department store within a mile and several small shops as well.

If you have young children, there is Pepper Hills elementary school in the subdivision as a traditional school or you have the option of attending Eliza Heart Spaulding Elementary School (year round tracts to choose from). It is in the Meridian School District. Mountain View High School is roughly a mile and a half west.

There is a small city park within the community and Boise CIty will be building a new city park in the not to distant future to the southeast.

We have several friends that live in Pepper Hills and they like it a lot. The homes were built prior to the major boom that occurred here in Boise so the quality is pretty good through out this subdivision.

Pepper Hills Subdivision is a neighborhood of nice 3 and 4 bedroom homes, typically well-kept and conforming to area CCR's. The sub has nice common areas and is centrally located in West Boise near major shopping centers and easy freeway access. Most homes in the area are about 15 years old, and feature a variety of architectural styles. Homes range from "starter home" prices to "move-up homes."
