I assume this is a second floor end unit. Is that correct? Is it well insulated for sound? Are there any restrictons of use? How about condo fees?

Dave, this unit is very well insulated. The lanai is enclosed with a glass enclosure. From inside you cannot hear any road noise. It is very well maintained and has an excellent rental history. Looks like I should watch my listings more closely. I was wondering why agents were asking questions about this one today! Please let me know if you need more information. I am Karen Lehmann with Coldwell Banker RE klehmann@comcast.net . This is a second floor unit on the end. The floor is not insulated well. Bylaws state up stair units can have tile floor in wet areas only, other areas can have carpet or vinyl flooring, no laminate.
Fees are $300 monthly. This pays for: Ground Mtnce, Flood Insur, Escrow Resrv, Comm Pool, Bldg Exter, Mtnce/Repr, Manager, Pest Control, Private Road, Public Insur, Roof.

Restrictions are tenants may not have pets but owners may have two pets under 40lbs each (bylaws recently changed so we will have to verify this). You may rent unit minimum of 30 days 4 times a year.

Unit is well maintained and walking distance to shopping, restaurants and Historic Down Town Englewood where several town functions are held. If interested, please contact me.

Yes, this is a 2nd floor unit. The community name is Pine Hollow in Englewood. The HOA fees are $300 per month and include: Ground Mtnce, Flood Insur, Escrow Resrv, Comm Pool, Bldg Exter, Mtnce/Repr, Manager, Pest Control, Private Road, Public Insur, Roof. There are lease restrictions and one pet restrictions. It is a deed restricted community with rules and regulations.
