I assume the gas/mineral rights are owned by another- what limitations does that place on the property owner?

Joshua,
Your only real limitattions on the this would appear that you will have to alloow the owner of the gas well access to service the well.
As it now stands, you would received FREE gas from the well on your property plus a royalty check that would be based upon the amont of gas that was pumped out & oftentimes, what the price of that gas was when sold.
I noticed that you are a BUYER & SELLER.
I have a unique program that is designed to save Buyers & Sellers thousands of dollars on their "Round-Trip Transaction."
Please let me know if I can be of assistance.

Actually, it appears that the gas rights are owned by the seller and will transfer to the buyer of this property. Generally speaking that means that there is a gas well on or very nearby. Depending on the age of the well and the amount of gas still in the ground, you would be entitled to a specific amount per month free for the lifetime of the well. The only real limitation is that the gas company (owner of the well) has to have a right of way to access the well periodically - not a bad trade off for free gas! There's a meter on the house to monitor usage but its usually more than adequate for residential use. A client of mine just told me he's entitled to more gas per month than he could possibly use! Want to see if this property meets your needs? Call or email me and we can set up a time to take a look!
