Actually, it appears that the gas rights are owned by the seller and will transfer to the buyer of this property. Generally speaking that means that there is a gas well on or very nearby. Depending on the age of the well and the amount of gas still in the ground, you would be entitled to a specific amount per month free for the lifetime of the well. The only real limitation is that the gas company (owner of the well) has to have a right of way to access the well periodically - not a bad trade off for free gas! There's a meter on the house to monitor usage but its usually more than adequate for residential use. A client of mine just told me he's entitled to more gas per month than he could possibly use!
