I have a great site called http://www.EncinitasNeighborhoods.com you can use to shop for Encinitas Homes. The selection of homes in Encinitas is slim depending on your price range. Bank Owned Homes will be the best value below the 600K mark. If you can afford to spend anywhere from 600-700K, then you will be in a great position to take your time in finding something in Encinitas. If you are looking for something from 450-600K, timing is everything. I'd love to set you up on automatic emails ( or the agent you select should do this) to stay informed of the local activity.

You have received good advice from both parties. We have worked with various out of state Buyers and feel that there are three very important things to consider:
1. You may want to consider renting for at least 6 months so you can better learn the San Diego area before you decide where to buy.
2. Interview agents. Many will pitch you for your business, look for someone that listens, is a professional and knows how to act in your best interest.
3. There is a second wave of foreclosures coming with many more in the mid to higher end of the market. While the foreclosures selling today are selling at market value, we have no way of knowing what will happen to pricing when the inventory comes into the market.

Home prices in Encinitas will likely be higher than in Austin, but you'll love the change in climate and our proximity to the beach!
School districts in Encinitas are excellent, and single family homes here can range from a low of the mid-$400's (short sales dominate here) to a high of $11 million for a beachfront estate. In Encinitas, you can realistically expect to spend from the $600's and up for a single family home in a desirable neighborhood.
You might also consider South Carlsbad/South La Costa, where you are still in the highly-desired Encinitas and San DIeguito School Districts. Prices here will generally run a bit less than Encinitas.
