Hi Ed, I have cash stratigies that can compel the Seller to take a lower offer. I am a Buyers Agent and 90% of my business are Short Sales and Foreclosures. This home is not for sale. It is listed in Trulia by Realty Trac has having received a notice of lis pendens. The owners have the opportunity to catch up on payments or let it go to foreclosure. As a cash buyer you would need to provide proof of funds to submit with a purchase offer and you would need to submit an earnest money deposit. In most cases as a cash buyer you can close within 2 weeks. You would still go through the normal closing process and have the opportunity to have the home inspected.
