Hi Ed, I have cash stratigies that can compel the Seller to take a lower offer. I am a Buyers Agent and 90% of my business are Short Sales and Foreclosures. I have been a resident in the Venice area for 33 years and know it and the neighborhoods well. If you need some help from a no presure professional I would be happy to help.
Thank You,

This home is not for sale. It is listed in Trulia by Realty Trac has having received a notice of lis pendens. The owners have the opportunity to catch up on payments or let it go to foreclosure. I would be happy to send you listings that are actually for sale if you could provide me with your search criteria or you can search for properties on my MLS web site at

As a cash buyer you would need to provide proof of funds to submit with a purchase offer and you would need to submit an earnest money deposit. In most cases as a cash buyer you can close within 2 weeks. You would still go through the normal closing process and have the opportunity to have the home inspected. If I can answer any specific questions for you, please contact me.
