You seem outraged that this unit is listed for a higher price than a recent sale. Homes are not like cars where each one is exactly the same and, therefore, mostly the same price. Homes and people are all quite individual and subject to "organic" influences.
Here's an example. I know of a fantastic deal on a single family home in a very nice area of La Crescenta way above Foothill. Most homes in this area are listed for ed his house is listed for $299,000!! Why is that? Follow this link and take a look. http://tinyurl.com/c87kqh
The location of the complex about which you have asked is considered very desirable by many home buyers. It is near public transportation, one block away from the Glendale Galleria, and near Edison School Park. Built in 1984, it is also a relatively newer building with newer building codes and elevator access. In Glendale, safety is generally very good. It is ranked in the top 2 of the safest cities in America with a population of 200,000 or more.
As for the asking price, it is always negotiable. The other unit that sold for 25% less was likely a foreclosed or distressed unit. The unit you have asked about could also be in better condition and have updates. Please let me know if I can further assist or you have questions. Jeero 818.523.9995
Glendale is one of the safest cities in Los Angeles County. It has a great police department. This property was listed last month on 2/24.
The unit you are referring too was sold for less, but it needed work. Also, the HOA fees were higher.
Let me know if you have any other questions.
