Generally, it is best to do a complete inventory of furniture, agree on what items will be included and write up a separate agreement outside of escrow to purchase the furniture. Every situation is different though, so speak with your Realtor to find the one that works best for you.

Generally speaking, however, furniture are personal items that wouldn't be considered of any additional value when it comes to the appraisal of Real Property.
Furniture can be a desirable added benefit to a Buyer who may like the way a home is furnished, eliminating the headache of needing to go out and buy his own furniture. One would also probably like to find out how much it would cost him to furnish a home vs. just buying the property fully furnished (providing that this is an option). But other than that, in terms of appraisal value of the house, it doesn't add any value.
