This particular property has 54 feet of lake frontage, no seawall and a wharf dock. The area's two main lakes, Oconee and Sinclair [where this home is situated] are owned and maintained by Georgia Power, which must approve ALL improvements at the waterfront such as seawalls and docks. For the record also, seawalls are not a necessity. Most lots do not suffer erosion without them. As to the dock, if there is an existing one, chances are almost 100% that it is approved. You can always stipulate in any offer that lakefront improvements are legal and/or approved.
At the moment, there are 2 other homes at exactly the same price on the market, both having more water frontage, both with docks and 1 with a seawall as well. So, your choices in this range for that style of home are normally pretty good.
