I am always curious as to why people want to know how long houses have been on the market. Although this one has been on the market for only 63 days, in this price range it will sell fairly quick because of its location and the water factor. Are you contemplating moving, or looking for a second home to get away from bad weather?
I am a certified real estate consultant which means I can give you unbiased advise not contingent on a sale. This is an ever popular and growing way for consumers to get unbiased advise to make a good decision not based on being "Sold to" but rather consulted "WITH".
On the other hand, I LOVE Longboat and our family goes there often. My husband is in the marine patrol dept of the Orange County Sheriffs office and wants to retire there and start up a dive/fishing/snorkeling/anything to do with water business, lol. Since he is a certified dive master, captain, and the President of the International Assoc. of Marine Investigators, most of my real estate work revolves around waterfront/view/access properties in Florida.
If you'd like to chat more about your options, and get some honest feedback and options, drop me an email or give me a call. I have a needs analysis form that I would send you and once you fill that out, I'd make some recommendations for you.
There are also loads of properties available that are not on the MLS, or Trulia, or on the internet - so if you are set on waterfront, then you need to talk to someone who knows waterfront, and perhaps not just in Florida... You are in WI, so why not consider the Carolina's, LA, or CA? What is it about Florida that sends chills up your spine? ;-) Not that I don't love FL - I was born here, but there is a big difference in the money for waterfront property in various places, as well as the weather to think about.
These questions are worth thinking about if you are going to spend a lot of money. If you want some honest feedback and not a sales pitch, call or email me. I'll point you in the right direction.
