There are several things that can dictate the time it takes from the time you sign contracts to your lender approving the loan to closing. On our end, as a mortgage banker, I can say it's acceptable to deliver on an FHA loan (or just about any other traditional type of mortgage) within 30-45 days.
If you're buying a short sale, for example, it could take a couple months just to negotiate the offer with the seller's mortgage servicer, which for the most part happens before you get fully done with your mortgage process.
