Michael,

Are you in the armed forces? If so you may consider renting instead of buying. As a whole Pemberton is still in the process of being developed. Homes values are low there compared to other townships in Burlington County. It has always been that way and will continue (IMO) for a long while. You can search all the area homes by going to http://www.YourNJHomeSearch.com.

Michael, Most experts will agree that you will need to hold onto a home at least 5-7 years before you will have any measurable equity in a home purchased now. The market should begin recovering next year but the rate of price increses is supposed to be low than in the past yearly averages.

As for Pemberton, when you come to NJ, you should get an area tour from a local Realtor who knows the area well. That way you can decide where you would want to live.
