What the other agents didn't mention is that the property in the picture is not actually for sale. RealtyTrac is a company that tracks foreclosures and wants to sell you their services. You sign up and pay them a fee and they give you the addresses of foreclosed properties - something you can get free at the Washington County Website and through the Forest Lake Times. As a bonus, they sell your name to local real estate agents so they can call you and try to sign you up. Sounds like fun doesn't it?

There are currently 8 townhouses for sale on the MLS within 1/2 a mile of the property in the photo. They range in price from $55K to $170K. You can let me know if you would like to take a look at any of those.

The property in the picture may or may not come onto the market in the future - I did some research with the Washington County Foreclosure records and couldn't find exactly which property it was, I found two that were foreclosed on Empress Drive that were Unit #2 in the last year and a half, but neither had an auction price that would be similar to what is listed here.

All you need to do is find an agent to represent you. If you are comfortable working with the agent working for the seller, you can. You may want to consider having a broker work for you exclusively. Buyer's broker's get paid by the listing agent, so there is no fee to you at all.
