How do i go about disputing how high my condo fees are in ocean city, nj?

Go to your Board meeting and get involved. Best ways to keep Condo fees low is to reduce expenses and have residents help out in the up keep of the community.

Condo fees have nothing to do with the CIty of Ocean City. Condo fees are specific to the condo association of a particular property. When you buy into it, you are aware of the condo fees. Condo fees may rise if the property is in need of repairs to the common areas of the building. Additionally, an assessment can be levied on each owner to pay for emergency repairs. An example of this would be if the roof was severely damaged in Hurricane Sandy. If you refuse the Homeowners Association may make the repairs and put a lien on your condo to re-coup the money if you sell. They also can sue you in small claims court.
If you wish to dispute your condo fees you must go to the Homeowners Association. Getting involved with the board that runs it is a good first step. Make your voice heard. Ultimately, if the money is needed to make repairs or safety upgrades there is nothing you can do except sell your condo and move to one with lower fees or a single family home. If you do sell you must make the prospective buyers aware of the the assessment.
