Definitely call another Realtor to help you! Do you have a question on a particular home and is the Realtor who is not responding the listing agent? Certainly another Realtor can find out the answers on your behalf. I;ve said this many times before but it is in your best interest as a buyer to interview and find a Buyer's agent who will help you navigate through the real estate market.

This property will most likely not be approved for FHA loan. It will not pass a C/O either in the current condition in my opinion. I have personally been in the property. This property has potential, and has spacious rooms. However, the foundation is in distress.
The biggest problem I have noticed is that more times than not, people stay away from short sales as the process is quite painful if a knowledgeable realtor and real estate lawyer are not involved representing your best interests. I am a realtor in the town of Mt. Ephraim and will be happy to help you and give you additional information if you would like to talk.
Good luck with your process and I hope you find the information you require.

Hi Rae

This home has been on the market for quite some time now. And at that price, it probably needs a lot of work. I just sold a home in Mt Ephraim, so I have a real good idea what price range gives you a good house, and that is not it. You need a realtor to work for you and to help you find what you are really looking for. Is this the area that you are interested in? Feel free to give me a call. I always get back to my clients and I can certainly help you. Take Care.. Kelly 856*313*4161

I actually sold the property across the street. The home needs work. But don't let that scare you. That is a great price for that home and a nice area. You don't need to be a cash buyer to buy that property.
If you need specific answers I can help you.
The actual listing is from one of my offices.

The property looks like a disaster. Be careful. There is nothing at $79,900 that is not going to have a ton of problems associated with it.

Good luck!

I'd suggest that when you call, you tell them you're prequalified for a mortgage and that you have a written mortgage prequalification letter from a reputable lender. If you don't have that, get it before you call anyone else... see here http://hometeamnj.com/blog/wp-content/uploads/2009/12/mtg-reps.pdf

The property may be in too poor condition for a mortgage, so the agent knows they can only sell to a cash buyer. If you have all cash, tell the agent that you have all cash and proof of funds in the form of a bank statement. If so, see my list of foreclosures here... http://hometeamnj.com/search/joes-foreclosures

We all understand how irritating this is..... this is how agents get treated all the time.

I hope that's helpful... if so, click the "thumbs up" below,

I checked the MLS system and it is still showing as available. For your info it's been on the market a total of 387 days. The original asking price was $170,000. It is being sold in "as is" condition including any CO or Mortgage company requirements. I'll be glad to get any other info you need. Feel free to give me a call.

If after 2 weeks they have not responded to you, then I'd suggest that you move on. If the agent you are trying to contact is the listing agent then you need to have a real estate agent that is working for you, that is on your side. I don't know what the issue may be that the other agent is not getting back to you, but I have had the experience with non-responsive parties and know how to get to them. I feel for you and your frustration. You sometimes wonder, as I do, what kind of business do these people have that customer service isn't even at the Top 3 of their list.
If you want to pursue this property further, give me a call and I'll help you get results.
