it is out of date, because a lot of Re-Fi's don't get reported.
Also, loans can be sold multiple times without recording.
The fact of the matter is,
It doesn't matter didly-squat if you know who the Lender is; they won't talk to you;
If you aren't on the Loan, they won't give you the time-of-day.
