First you need to speak with the Park Managment, fill out an application and and get approved. Don't sign any sales contract or put down a deposit until you've been approved. They will have all the real answers for you about the park, policy, age requirements, rent/lease arrangements, etc. Then heed to the information below.

The listing says that's a 1975 Pre HUD home, (built before June 15, 1976). Be wary of caustic and carcinogenic chemicals in some of the buildig materials i.e. formaldahyde in the flooring, tile, particle board, cabinents, countertops etc., and asbestos in the insulation in the walls floor tiles below the flooring and above the ceiling. Also be aware of asbestos in some floor tiles.

You should definitely get a home inspection done by an experience manufactured home inspector and not just any home inspector. They should thoroughly check your understructure to make sure the home is level and the pier jacks and wood pads are in good shape and securely placed in the right locations and tight.

Also make sure they check for rips or tears in your vapor barrier, aks varment barrier. Rodents and critters love to nest in this plenum and rats have been known to eat wiring. Make sure there's no drainage, dampness or mold issues.

Finally make sure the home has a Housing and Community Development (HCD) approved Earthquake Resistant Bracing System (ERBS) system under it as the entire desert area is in a Zone 4 seismic area which is the highest risk catagory.

The top three reasons that listings only have one picture are: If it is a new listing , if the syndication program the brokerage uses only send 1 pictures to Trulia or if there are any issues accessing the property. There is no age limit on this park. There are a couple of parks nearby both in great locations and with generous amenities.

This is a family park so it is not senior oriented. Generally there is only 1 photo if it is hard for the agent to get access or if photos of the interior are not beneficial (a little cluttered or similar). Buyer will have to apply to the park for space lease which is estimated at approx $1400/month.

It is a great location and does have amenities.
