You're going to find that many properties that appear ACTIVE on these real estate websites are not up to date when it comes to "status". Contact an agent that works in that area of town and have them set up a search for you. That will be the most accurate information you can get since it's direct from the MLS. Hi Jack. As Rocky mentioned below, that particular property is already 'Pending', under contract.

I like Trulia for a LOT of reasons, but they don't have the ability to update the status of their property listings on a consistent basis. You might think a property is 'Active' and available by looking on the site, but when an agent pulls it directly from the MLS, we see that it's actually 'Pending' or sometimes even 'Closed' or 'Cancelled'.

Any reason you're looking in New River? In case you're not familiar with the Valley...New River is off of I-17, about 20 miles North of Phoenix and it's surrounding communities. A lot of the homes in that area have land (1 acre +) and are on a private or shared water-well.

I did a quick search of all 'ACTIVE' and Available homes in New River; the search returned 41 properties. Here's the MLS link:

They range anywhere from $99,750 to $694,900. There are some bank-owned/REO listings, some short-sales listings as well as some regular 'traditional' listings.

I'm not sure exactly what you're looking for, but you'll definitely have a better selection of homes the closer you get to Desert Hills, Cave Creek or Phoenix.

Let me know if you'd like more info on the surrounding areas or would like to see a custom search of homes in other parts of the Valley (Peoria, Glendale, Cave Creek, Scottsdale, Mesa, Tempe, etc).
