7693 Big Sky is subject to a short sale as Kendra describes below. I believe there are some great opportunities for buyers to purchase short sales if they have the time and patience to wait through the process and understand that there are no guarentees that the sellers banks will accept the short sale terms.

This property has been lived in. In fact, it was bought for $541k back in 2007. This property is in pre-foreclosure called a Short Sale. If you are not familiar with the term, a short sale is a property in which the seller owes more than they can sell the property for in the current market. Because they are already behind in their payments, they ask the bank to consider selling the property for less than they owe as a last resort to foreclosure. This can be a very frusturating situation as most of these banks will not take a HUGE loss like this, but instead foreclose and try to recover most of their loss. The Short Sale process can also take anywhere from 3-9 months to negotiate, often ending in a dead deal. The better deals out there are bank owneds or HUDS or just motivated sellers, that is where the honest deals tend to be. To answer your other question, the HOA fees are $45/month and include grounds maintanence on the common grounds in the neighborhood.
