First, I want to say, make sure prior to getting serious about buying your Condo or Home pick a Buyers Agent who will guide and watch out for you throughout the Buying Process. To answer your question, the Condo Fee is $259.00 a month which covers Master Insurance, Swimming Pool Maint, Elevator maint, Exterior Maint, Road Maint, Landscaping, Snow Removal, Tennis Court Maint, Exercise Rm, Sauna Steam Rm Maint.....
One thing to consider when buying into a Condo Complex is the extras involved. When I say extras I mean the Swimming Pool, Tennis Court, Exercise Rm, Sauna, Steam Rms....typically these are expensive items and probably high on the costs associated with the up keep of the Complex. Which for you, as an part owner in the Association, it tends to continue to grow the Condo Fees through the years. It depends how important these items are to you. One very important thing for you to get from your Buyers Agent would be the Associations latest Financials ie...Expenses, Income, Reserves etc...and REAL Important the History of Condo Fee increases as far back as you can get. After reviewing these items the importance of having these EXTRAS may no longer appeal to you. If you have any further question please don't hesitate to call me anytime or e-mail me @ Tim@TimRyanRealEstate.com. Thanks and happy Condo Hunting.
