As Walter mentioned, the homeowners association fees/dues do not include property taxes.
Although some include following; water, trash, earthquake insurance, and street & lighting maintainance.

HOA fees does not include property taxes, not in Ardenwood where you are interested.

contract price of a subject property.

Every HOA has their own fees so they can vary from one condo complex to the other. Do not go by the fees listed in the MLS. Make sure you agent calls the Home owners association to find out exactly how much the association fees are. And no, they do ot include the property taxes.
I had a buyer looking for a condo that showed $160 in the MLS. I called the listing office to find out if that was the real figure and they assured me that it was correct. I still wanted to be absolutely sure so I called the HOA and they told me it was $360 per month. What a difference that was from the listing agent's numbers. Needless to say my buyer did not buy that unit even though it was perfect in every other way. So please look into the HOA fees first before putting in an offer if that is just as important to you.
