It is best to have an agent represent you and help you in the renting process. The procedure for listed homes here in Northern Virginia is for the landlord to pay the renting agent (the one who brings the renter) the commission. What will be expected is usually the application fee and most often one months rent with the application.
Most properties, when shown by an agent, will be done by appointment where the agent calls ahead and gives the occupant a heads up, should it be occupied.
