Guess what … if the listing has the logo for RealtyTrac ...

Then what you are seeing is NOT an actual listing … it is an advertisement for RealtyTrac.

RealtyTrac is a provider of data for distressed homes. This data is used by investors and Realtors to track distressed homes. When you see the RealtyTrac logo, you are not looking at a home that is actually available for you to buy: what you are seeing at is either (1) the notice of default for one of the mortgages on the property in question, (2) a notice of an impending trustee sale or (3) a notice of a completed trustee sale.

RealtyTrac notices can be very deceptive because they usually give loan amounts, not the purchase price or fair market value. When and if this particular property hits the market, it will be at market price for the neighborhood.

Bottom line: RealtyTrac is trying to get you to sign up for their service.

Hi Gracie,

I'm sure you have your answer by now, as Steve and the other mentioned - it's an ad. It may or may not come on the market depending on what the current owner does.

However, I thought you might like to know the (real) value of that type of home;
Currently pending on Macbeth: 4 - 2 (same home) listed at $549,000. Sold in 7 days
Currently pending on Capulet: 4 - 2 (same) listed at $599,000 {really fixed up}

Good luck and we all would be happy to work with you as we all know the benefits with working with a Realtor.

Hi Gracie, this ad appears to be actually for a mortgage company and not a house...If you click on the link it takes you to a mortgage should ask your realtor to send you a list of homes that are available they will gladly do that at no charge....Dawn

No. It is not currently available. The reason it shows up at all is that RealtyTrac wants your subscription to their service, which is mainly useful to real estate investors. The text under the picture states that it has been taken back by the bank. Until they choose to list it on the MLS, it will remain unavailable.

To avoid spending time chasing properties that are not actually for sale, work with a Realtor. It will not cost you anything extra, since the seller generally pays the commissions, and closing costs are closing costs, whether you work with a Realtor or not. However, it could save you many headaches. We have access to the MLS and other resources to help you find what you are looking for. Because we are active in the market, we know what it takes to make it all work. We can be an experienced team member on your side in negotiations, which can be tough in today's market.

Hi Gracie,

This property has been foreclosed, but it is not on the market yet. That is why you are not seeing a full address. It could take several months to be listed with an agent.
If you are looking for a home in Ardenwood, you should find an agent who can find you the home that best meets your needs and budget.

This is a notice of foreclosure. The home is not listed for sale in the regions MLS. This is a notice filed by the lender.
