I know Stan the owner. I know how much he paid for the house and the condition it was in when he bought the house. I know he has improved upon the house tremendously. I know he originally priced the house at $219,000, then reduced it to $209,000, and now has it at $200,000. Will he accept $170,000? While I doubt that he will, the only way you get the answer is to put in an offer on the property for that price and find out if he accepts the place or not.
I research owner's motivation in selling, whether they have moved out, whether they owe back taxes, how much they paid for the property, the building material quality, appraisal values of other houses on the block, and so much more for my clients.
