Devin Nagel, Both Buyer and Seller in Buffalo, NY

Can you tell me how to get more information on the homes in the Twin Lakes subdivision, Cary, nc 27519?

Asked by Devin Nagel, Buffalo, NY Sun Jun 21, 2009

Are there houses already built for sale? Are these all new builds, and how can you look at models or floor plans? Thanks.

Hi Devin,

I have a client who is building the Seal Harbor model ( 2700 sq. ft) and there was no model available for him to preview locally. He traveled to Hillsboro because they had one there. They're online virtual tours are good and can give you an idea of the different floorplans but there is nothing better than seeing it personally.
Also bear in mind that the price advertised is a base price and does not include a lot premium ( if any) or upgrades. Builders tend to change there prices often.
Twin Lakes has some great amenities like a tennis court and swimming pool. The HOA is $70 per month.
As others have noted you should have your own agent to represent you during the home purchase. They're indispensable and can save you headaches and money.

Good luck!

Hi Devin
I can see you already have a lot of information you requested. I agree, you should rely on your buyers Agent for any additional information. We are here to protect your interest and work on your behalf, and at no charge to you. If I can be of any assistance please ask.

Devin,

Twin Lakes can be a little confusing, because of being in Morrisville, but served by the Cary Post Office.
Some agents list homes as "Morrisville," while others list homes as "Cary."
Any licensed agent can help you as a Buyers' Agent and work with you to see new or resale homes.

Currently there are 19 Active listings on the MLS in Twin Lakes:
http://www.mikejaquish.idxco.com/idx/4328/results.php?stp=ad…
Most are resales, but some new construction is also listed.

The listing agent does not show the new construction homes. You have to talk to the KB Homes salespeople at the Twin Lakes Sales Center.
NOTE: If you are planning on using a Buyers' Agent to represent your best interests with a builder's own salesperson, take your Buyers' Agent with you on your first visit to the community.

The KB Homes site for Twin Lakes offers many on line renderings of floor plans:

Good Luck!

There are 15 homes and townhomes presently for sale in Twin Lakes subdivision in zip code 27519 in the Multiple Listing Service. The one in your link does not come up in the MLS.

If you go to http://www.TeamForYOUrDreams.com, go to the left button, search listings and put in the zip code and the Twin Lakes subdivision, the information should come up. If you have any problems doing the search yourself, send me your email to tim@TimBurrell.com and I will send you the homes and townhomes that are currently for sale.

If you have a buyers agent, the agent can email you this information. If you do not have one and you would like us to put our 29 years of experience to work for you, go to http://www.TeamForYOUrDreams.com and contact us.

I hope that helps.

I don't believe that there is any standing inventory right now. However there are a couple of returns from the buyers who have signed the purchase agreement but they are not able to continue the contract for different reasons. I can email you the detail if you would like.

There are a few models near the sales center. Some floor plans do not have any models built. However we, who have sold homes there as a buyer agent, would be able to arrange tour with our past clients who are current resident at Twin Lake.

Please let us know if we can help.

Thanks,

Jean
