The disclosures in Arizona are to be provided within 5 days of Contract acceptance in the most widely used contract in Arizona. Once in a while we see them before contract but more often than not they are viewed during the 5 days after acceptance.
The 2 typical disclosures that are called out for in the contract are the Sellers Property Disclosure Statement and an Insurance history report (Clue).
The most widely used contract also provides for a 10 day Inspection period for the buyer to have our Home Inspection, Wood Infestation completed etc. It's during this period that we as the buyer review everything and decide to either move forward, request repairs or walk away and get our earnest money back.
Personally I'm a proponent of providing the Disclosures before contract but the support for that has not been adequate to shift the practice.
