Can anyone help? Have a job, low Fico, 80K to put down. Want a single family home in Granada Hills or close, under 300K. Need help ASAP.

Hello Susan,

I think the main obstacle will be finding a home in Granada Hills or close, for under 3. Right now homes in that area if they are priced under 3 and are decent, they are selling with multiple offers over asking. The best thing to do is talk to a lender, any agent that has been in the business knows which lenders are good for this scenario and have your pre approval letter ready. This way when a home in your area comes on the market and has what you are looking for. You will be able to move quickly and have the necessary paperwork ready.

There are different ways to solve this.

One of the ways is to use portion of your $80k to improve your credit score and then go with FHA or conventional mortgage with lower downpayment.

Thank you so much for your answer, I guess my situation is a bit unique. I have no outstanding debt that hasn't fallen off in years or been paid. Problem is not having had the good sense to consciously BUILD my a credit history...suffering myself paying cash for my purchases thinking I was doing the right thing.
