Basement bedroom

We live in Fitchburg WI and are wondering how a bedroom in the basement would affect our property value. We currently have an open basement with a 3/4 bath and had thought about turning part of it into a bedroom ( it has two windows) but we are unsure of how this would affect us when we went to resell in a year or two. Any information would be great.

One of the keys is to make sure that there is proper egress. That way, in case of a fire, occupants can safely vacate and the bedroom is "legal" when you decide to resell the house maintaining the true value. Fitchburg has specific requirements regarding this which you can confirm through their City offices. If the current windows don't qualify, you might need bigger windows or simply a way to reduce the height of the climb required to exit. A fairly simple set of wooden steps might work.
I have found the personnel at their office to be very helpful.

This can often be a great idea, and a real plus on many levels. In addition to the other comments posted here, you also want to make certain that the room is constructed in such a way that can be a multi-purpose space. Also, it would help if there are few inexpensive, simple, but clever or unusual twists involved. This will mean that it is more than just another bedroom in a basement.

If the extra bedroom (assuming it is a legal bedroom) turns your home from a three bedroom into a four bedroom home, it could have a dramatic impact on future marketability.

The key, in my experience, is to make sure the additional bedroom is done in a professional way.
High quality construction materials and finishes will give future buyers the impression that it is a "real" bedroom.

You may not recoup 100% of the cost of the additional room on resale but you will have an additional incentive for the future buyer to choose you home over the competition. Most buyers would appreciate an additional bedroom (even in a basement) as long as it has windows. In nearly all cases, it adds value to a home. Good luck!
