if you buy the two lots you have a property 110 by 110 compared to this 75 by 110 fro $4.45m. Can someone shed any lihgt on the differences between the two that would justify a premium

This is an over-sized lot second back from the beach with wonderful views in one of the most desired neighborhoods on the island. The standard lot size in thsi area is 50'x110' and this one is 50% bigger. Additionally, the duplex on the lot is non-confirming and gets a very good rental income. If the duplex were torn down, it could only be replaced witha a single-family home. Howeverm this home could be huge because of the lot size.

I see the property you are looking at on 35th st . It is the second house in from the beach with ocean views that would be the difference. If the others are on W 34th st there are no views. I imagine that is where the seller is trying to differentiate his value .
