Are you permitted to keep horses on your land in Morgan Hill and if so, what is the minimum you need per horse ? Could we have horses on this land ?

2085 Rolling Hills, Morgan Hill, Ca has 1.49 acres. According to Santa Clara County Code & Municipal Corporation, Sub-Section 2.30.020 (use regulations), you would be allowed to have 2 horses on that property (the regulation is 2 horses per acre). You might be able to argue that .49 acres = almost another horse making a total of 3. Make sure the neighbors aren't "NIMBYs"

You also want to know that you will have enough water for them. In mild weather ,most horses require 10-12 gallons per day, each. A "g.p.m." test can be conducted at the water sourse to determine the volume of water typically available. Also, if you have enough water to irrigate your own pasture your hay bill will be greatly reduced.

Yes, you could have horses on that property but there really isn't much flat land there to do much with. It is more suited to goats. There is a rule about how many horses you can keep but it depends on if you are in the county or city so you really need to check property by property, The other factor is HOA's (home owner associations) they sometime have rules that make owning a horse impossible.

Just get a local agent and you will do fine. They will help you find a horse property.

Hello Emiller, the property you referenced is already Pending a Sale. I searched the MLS for horse properties for sale in Morgan Hill and found 10. They range in price from $543k all the way up to $5.9m. If I search Gilroy, Hollister and San Martin, I find 30 more horse props. This is a bank owned sale and it is a pending sale. Pending means that it already has a contract to purchase on it. As far as whether or not it is a horse property, you would have to check with the city for zoning information as the multiple listing service did not provide that detail.
