Approx. how much does it cost to tap into a main sewer/water line?

I'm looking into purchasing a foreclosure home which is only 80% completed and needs to be tapped into the county's sewer & water line. How much would something like that cost?

Des, you can include that in the loan on a renovation loan. However, you mentioned the house is only 80% complete. If that house is a new construction foreclosure it won't be eligible for a 203K loan because it lacks a C.O (Certificate of Occupancy). On new construction foreclosures you generally need a Fannie Mae Homestyle. That changes your credit qualification guidelines and ups your down payment to 10%.

Not only do you have County/City tap fees, you also have to pay a plumber to run a sewer line from the house/structure to the nearest sewer line that is capable of handling your waste. The cost to run said line is typically the biggest expense because it is based on a price per foot (distance from house to sewer tap)t.

The City of Atlanta has a Published Rate Sheet for Sewer / Water Taps. You may be able to find it on the City of Atlanta website; however, you may have to swing by their office to pick it up.
