Definitely look into some local laws on the subject, and then present your case to your landlord with that information. If he still does nothing, then either take action corresponding to those laws, or seek a new location and give him notice. If I were you, I'd stick to my guns and seek an attorney. http://www.pugetsoundplumbing.com/seattle-emergency-plumbing.html... more
There is a large range on what they charge. Some are a flat fee, some are a percetange of the rent. some charge a premium on repairs, some charge for leasing out the home, others include it in the property mgmt fee.
You can't just ask what they charge, but also wht they provide for that fee.
Thanks, House Match Inc
Great question because there can be a misunderstanding that somehow a real estate agent, friend or neighbor can certainly handle the property management of a single family without the licensing, training, tools, skill set, legal compentencies and accountability of a property manager. This is incorrect. In all the ways a rental owner is at risk for consumer and regulatory liability none are lessened because that owner does not employ a bona-fide property manager. From an operational standpoint the property manager of single homes (one or many) schedules their time differently and routines are more precise. The need for experience and expertise becomes more crucial because every decision and solutions to the problems of vacancy, rent collection, neighbor complaint, maintenance issue are relatively more urgent to the independent rental owner.
