What we have in real estate for sellers trying to attract buyers is a price war & a beauty contest! If your home looks better than the competition and is priced better, you will be successful in selling. The houses with bathrooms last updated in the 1950s and kitchens last updated in the 1970s are going to lose the beauty contest every time---so they can only compete on price and buyers are demanding deep discounts for dated houses. For instance, if your bathroom would cost you $5,000 to update ---- tile, new fixtures, new shower head and you choose to adjust the price instead of doing the work, the buyer of your house will likely expect a $15,000 to $25,000 discount because they will now have to complete the work after they move in!
Pricing your house depends on the most comparable sales --- not comparing your house to other houses on the market which have not been able to attract buyers... Have your agent show you what has sold and closed in the last 90 days within 1 mile of your property, then make realistic adjustments for any deferred maintenance.
