I'm not looking at the same thing you are, so I'm not sure, but typically "null" means "no value" or it does not apply. So if it says "null" under default or auction, I suspect that means there's no information about a default or auction for that property. And just to throw in my own 2 cents..."preforeclosure" is a bogus term dreamed up by companies that prey on people looking for good deals. Typically, "preforeclosure" means that somebody missed a mortgage payment or two and got a notice (Lis Pendens) that the bank is starting (yes STARTING) the very long and complex foreclosure process. I think more often than not (and I'm no expert in foreclosures) the person then pays the back payments they missed and it forestalls (stops) the whole foreclosure process in it's tracks. Why do they do this? So they can impress you with the volume of "foreclosure" listings they have. But since most of them are bogus...what value do they offer??? None! Yes. Not only "can" you but the REALTORS are "not" going to get anything.
Why should they get a cent? Remember when everyone said Buyer's agents were free? This is why - because they could not find a house for you at the right price.
They will get nothing and like.

The reasoning behind Hubzu only accepting cash or conventional is most likely due to the property not going to be able to pass an inspection for your government loan. Because you have chosen to go USDA with 100% financing, it is going to limit you on what type of property you can buy. I would consider hiring a Realtor so that they can go over all of the requirement with you and find you a house that you are able to buy so you are not wasting your time looking at houses that your loan will not let you buy.
