Some of the best schools and school district is located in Ahwatukee. That is a true factor why homes in this area are priced and sell in the higher price per sq ft category in the Valley of the Sun. You can gain a much better knowledge about a particular school by making an appointment to tour the school and speak to the administration/teachers before deciding on the right school for your children. Plus there is so much info on about schools in the valley at http://www.greatschools.org/.
I hope this helps and do not hesitate to call or email any other questions.

Sounds like you are getting an FHA mortgage! I am not aware of any website for consumer use; generally that needs to be done by a Realtor or mortgage company.
If you need agent help, I am glad to do that...just email or phone me and at that time we can talk about your needs in a condo, as well. And I can send you some listings. And, of course make sure they can go FHA!
Happy Thanksgiving...I am working tonight, so if you need me, don't hesitate to call., 480-370-6520. Also have some slots this weekend.

The buyer negotiates the sales price. After contract acceptance they obtain a bid from a General Contractor. The amount of the bid plus fees and contingencies are added to the sales price. The down payment is based off of that total. The bid is provided to an appraiser. The appraiser appraises the property as if the work in the bid had been completed. Once the appraisal comes back the loan is submitted for approval. After approval the loan goes to closing. At closing the amount of the bid plus contingency is held back at the bank in an escrow account. The General Contractor has a predetermined amount of time after closing to complete the project. As he completes the work he requests a payment. Each "draw" requires an inspection before payment is made. Once the project is complete the appraiser makes a final inspection and the final draw is paid to the General Contractor. Any money left in the escrow account is applied to the loan balance. The borrower will pay any shortage. Go to www.NationalRenovationLoans.com for more info and answers to FAQs about renovation loans. Troy Betsinger NMLS# 462358
