Foreclosed homes can and are sold out the back door to instituional investors. These investors are allowed to cherry-pick the inventory BECAUSE they have contractually committed to purchasing millions of dollars of foreclosed real esate EVERY month. They have billlon dollar budgets.
If this sounds like something you can do, (a million every month with a billion dollar budget) you MUST get in contact with an attorney who owns a title company or manages a hedge fund. The you too will be able to cherry-pick the best homes that appear on THAT banks inventory. The bigger the bank, the larger the inventory.
That is most likely not what you wanted to hear.
Work with an experienced forecllosure real estate professional and be willing to make strong offers and respond quickly...faster than that...the good ones that escape the cherry-pickers are gone is 7.3 nano-seconds.
