Ok, this brings up an interesting type situation. Normally the title company will prorate the taxes at closing. However, it appears that you did not go through a title company. For this reason you may end up having to pay all the taxes if the seller is not willing to work with you. Taxes generally become a lein on the property and the property is now yours so it is probably going to be your problem to deal with. I think many of the other answers hit the nail on the head, but Dane in particular focused in on the main concern. We live near Vistancia in North Peoria, another fantastic community that many consider to be too far on the outskirts of town, and yet plenty of people live there. Many factors should come in to play to answer that for yourself personally. Do you need to commute to work each day? Are you the kind of person or family that likes to be near a plethora of restaurant and shopping choices? Or does the overwhelming beauty and amenities offered by these communities and the value, or in other words, how much home you can buy for your money, outweigh the inconveniences.
As Dane also mentionedâ€¦.short term re-salability is a consideration. Homes will tend to sit on the market a bit longer than those that are more centrally located. If you plan on being there awhile, then that may not be a concern for you.

Contact a REALTOR or a title company that can provide a pre foreclosure list if you want to nab up the property at auction. Also some websites offer services like foreclosure list analysis.
Depending on whether you want the property at auction, or one that is pre/ post foreclosure, there are different folks to talk to. My best suggestion (biased as it may sound) is a REALTOR, since we work with the properties in all stages, and as buyer-brokers, we work free of charge to you.
