I firmly believe there can easily be an advantage to using the selling agent if there are multiple offers but not so much if only a single offer. In fact when I purchased my own home before I became an agent myself, I used the listing agent for the sole purpose of having a possible advantage and I know it worked out for me quite well.
A better offer is a better offer but I do find many agents (and everyone else too) have ethical issues, even when they think they don't or they think they are working in the best interests of their clients. Things happen, especially when there is the chance for the agent to make double or just more. Those that are ethically challenged go all out to sell the listing. Even with the most ethical of agents, the listing agent has the sellers ear first hand and sees all the offers. They can make suggestions, encourage the seller to counter the their offer, offer the seller a commission discount if they also sell the home. The dual agent is supposed to play a neutral role but often it is quite a challenge not to slip a bit.... more
I don't know exactly for your area but our area - Twin Falls, ID - you are looking at any where from $55 - $70/sf depending on finishes plus the cost of your lot. If you hire a general contractor add that on for a total finished cost of around $100-$110/SF - your basement square footage or bonus room square footage can go for a bit less - especially if they are left unfinished.... more

Different counties calculate taxes and assessed values differently. Sometimes you can contest your taxes, but you'll have to provide sold data of similar properties to your home (and within the time frame they use to calculate values). For example, here in Boulder County, they look at sales from 18-24 months ago. During the bubble, when home prices were dropping, taxes were going up (because taxes were from values when times were good).
Now they are starting to come down in places. But on the flip side...new laws and taxes go into effect and could increase your taxes.... more
