License laws prohibit Realtors from commenting on crime, saftey, etc. My advice is to research on the internet for crime stats, call the police department and ask questions and visit the area and see for yourself. Talk to some of the residents. Go to the village hall and talk to them. See how it is run.
I have sold a lot of homes in Park Forest. The people I have sold to think it is a nice place to live.
Park Forest does have vacant homes due to foreclosure. But so do many areas in the south suburbs. Many of these homes are being purchased by investors and rehabbed to new homes. Investors usually don't buy and put in money on rehab to areas that they are not going to get money out and profit.
And as many towns, there also are some vacant store fronts and businesses. That is the economy.
Plus, Park Forest has a lot of buying incentives now. So judge for yourself, but it is a good time to buy there at a low price and potentially get a buying incentive downpayment assistance and a nice newly rehabbed home.

I am not sure if the property is occupied or vacant, however, if you are purchasing the property with cash you may be able to close as quickly as three weeks depending on how quickly a clear title comes back. If you are financing the property, a good case scenario would be 30-45 days. Do you already have your pre-approval from a lender or do you have proof of funds if paying cash? What people are looking for in a town usually has to do with the kind of homes, prices of homes, proximity to stores and transporation, schools and safety. The importance you put on each of these items is very individual and your opinions about areas are very personal. Legally Realtors can give you opinions on price, but not on schools, safety, etc.
I do a lot in Park Forest and know the area very well. I would be happy to answer some questions about the town. Park Forest is close to transportation, the houses are average priced at $100k and there is a variety of homes on the market. Shopping is available in nearby Matteson - which is only a few minutes away. Schools are mostly District 227 or 201. There are several grade schools. For safety stats, you can search on crime statistics in Park Forest and/or call the local police. For schools, you can look at the Illinois school Report Card (search for that keyword) or you can use some private websites like schooldigger.com and greatschools.org.

Your best bet would be to contact the HOA/Co-op board to get the exact answer on being able to sublet/rent within their community. From my understanding, the Park Forest Co-ops can be sublet, but with restrictions and board approval. Things may have changed, so please double check to be 100% sure. The home closed/sold on 6-28. You can check with the village to see if they have issued an occupancy certification on the home. They still may be able to use the back yard though or may be working on the home. All of which are legal.... more
