Generally I would say that you should not "expect" anything - do the right thing for yourself and get back on the market. If their situation changes and they come back around, you may want to see their full commitment so you do not run into the same issue again.
Hi. My advice is to get an attorney to protect your interests. Realtors are not supposed to recommend anyone specifically but instead should present you with a list of attorneys that you can choose from. In our office, the list is comprised of real estate attorneys we have used and found that the closings were handled smoothly and efficiently. The same would go for other services you may need to sell your home. Attorney fees range from $800 to $1200. The NJ realty transfer tax is a formula based upon the selling price and it is expensive. Also, there are certain things in every contract that the seller is responsible for such as asbestos removal, termites, structual issues, etc. Again, I highly recommend you get an attorney.
