Hello, I am a 5 year resident of the area. I have found that the COVE is a wonderful area to live in as well as raise children in. It is an older area that is stable, safe and I personally feel that the values in this area are certain to rise. You will most likely find that everyone who responds to your question will recommend their area as the nicest, as I am doing. As I said though, this is my personal opinion.
The question is subjective, a good neighborhood is all about personal preferences, wants, needs, lifestyle, etc., therefore is unfamiliar with the area, take the time and visit more than once and at different times of day. For school information see links www.greatschools.org
General house pricing in Panama City is likely to stay in the same range for quite some time. The area economy in general has not come back. Without that there is no motivating factor to push pricing higher. Vacation properties on the other hand are a much different story.
