Perhaps the first question is Why do you need to sell quick? do you have a mortgage and is it up-to date?
This very important, if you have problem with payments, short sale take a bit longer to close.
Next is Location Location Location, then Schools, and make sure that your home is a Mother/Daughter home, this is also important, there are lots of buyers out there for this kind of setting. Than you need comps what sold the last 3 months withing schools and a home like yours, also what is available and price is most important. If you have all you duck in line it will sell, not fast but it will.

Thanks for your question, Elise. It sounds like you are really doing your homework! I agree with Karin, it is important to interview several Realtors before making this important decision. As for the location of the agent, I believe it is important that your home be available for showings when requested. If you choose to have your Realtor present for all showings, then you would want an agent that is located near the property so that he/she can be available in a short amount of time. The right buyer for your home could be the one who calls from the car while passing by. You don't want to have your agent tell him he can see it tomorrow or the next day. If he (the buyer) is in the neighborhood (and in the mood) now, you want to have him see your house now. You should have an agent working for you who understands this and is willing to accomodate you and the buyers.

Elise, Average time on market for February, 2011 in Orange County was 116 days, and Ulster County, 161 days. Pine Bush (12566) is located in both counties. Average for Town of Crawford, which includes the Village of Pine Bush was 273 days in January; avg. in Shawangunk, which is just beyond the village, was 169 days. Of course, this includes all homes on the market, not just the ones which are priced right and in move in condition. There are many factors that cause a home to sell (or not). Great question. I am a lifelong resident of Warwick as well as a Warwick realtor. The homes prices are flat now and I feel it is due to the high (but slowly declining) inventory. There's so much for buyers to choose from and they want to see it all. Buyers are looking at so many houses these days and it take a months to do so. During their several month home search, something would happen with the economy, interest rates or some media statistic (which represents national figures, not local figures!!) would be announced that scared them from going forward. Now we see a slight rise in interest rates and slight decline in inventory. This results in a flurry of activity from buyers. They feel the best deals may be slipping away and recently we as realtors have seen a boost in showings, phone calls and interest from buyers. Woohoo - this is very good news!! We need these buyers to help the inventory sell and the amount of inventory to decline further all leading us to a more stabilized market that is good for both buyers and sellers.
