New York Home Seller,
I wish I could say you are the only seller to experience this. Unfortunately, it is a real issue...for everyone!!!
As professionals, we know we can not impose our professional issues onto the buyer or the seller. We, as professionals must operate as effectively as possible within the framework of the existing reality.

Time management is an important factor in this business. Seriously, on a first visit, a look should not take more than 30 minutes. All they are looking to confirm is does this home meet my requirements. Agents lose track of this purpose or are too timid to get their buyer to 'move along."
-
What is driving the issue you describe is reflective of a change in the industry. What I mean is, there is only 30% the number of active agents as there were 4 years ago. These agents are managing 85% of the transaction volume occurring during the peak years. This is accomplished by leveraging resources like 'showing' services. Agent calls a third party to schedule the showing. The 3rd party does the scheduling. The agent representing the seller may have no knowledge of this showing at all. Some MLS systems support scheduling showing electronically with no human interaction at all. These resources that allow agents to accomplish more, are essential to keeping things moving efficiently. Occasionally, the wheels come off the wagon.
I do not use a showing service or electronic scheduling unless the home is vacant. I require the agent to call me directly for several reasons.
0. Put them on my list of agents actively doing business in my area. (important later)
1. Point out special attributes of the home that the buyer should note
2. Any incentives that may be in place
3. Verify the buyer has been pre-approved for the listed price of this home
4. Indicate where to find the electronic lock box.
5. Pinpoint within 30 minutes when they will be showing the home.
6. Advise agent to call if they are going to be late or must cancel.
* (Wishful thinking - get billing address to send $100 fee for missing appointment.)

There are rouge agents (rogue agent uniforms include sorts, sandals, T-shirt and of course shades). There are rogue buyers (they usually carry a yellow pad). There are situations that can not be foreseen. There are circumstances no one can control. When something goes wrong...you need to chat with your agent, then let it go and move on.
Best of success in selling your NY Home,
