My response is not an answer to your question, but is related to the fact of a low credit score. A credit score can be changed, either intentionally or unintentionally. You can undertake a course of action to raise your credit score.
A company that helps in this area is called Credit Rescue Now. Their web site has a lot of helpful information free of charge. They also have a service for a fee.

We had Ike that destroyed many homes. The ones that survived have been updated. Interest rates are at an all time low and housing prices nationally are below what they were in 2003 before the market bubble hit. Unfortunately, our area does not have a tremendous amount of inventory. I currently have several buyers waiting for homes in Bridge City and Orangefield. However, the economy has forced some people out and it is to the great advantage of the person that is able to capture that property.

Your appraiser needs to get with the zonning commission "POWERS" and see what they are sending your mortgage company. Those THREE Entities HAVE GOT to be on the same page. At this point, unfortunately, you are at the mercy of not only your motgage company but that appraiser. Go with the one that is not affraid to think outside the box and is use to doing speciality appraisals. Call agents that represented AND have closed in that area on similar properties and find out what appraisers & mortgage companies for those properties. If others have closed in the area that are in a similar situation, SOMEONE had to appraise it correctly.
