It all depends on what your real estate contract states. Appliances are personal property and not real property. Usually the real estate contract will indicate what appliances (refrigerator, washer-dryer, stove, garbage disposal, etc) will be sold, along with the real property. At the time of closing, a separate bill of sale has to be provided to the buyer for the appliances sold with the property. A buyer has every right to request that his realtor make sure that such items, such as curtains, blinds, and ceiling fans and light fixtures, etc., are included or listed in the list of personal property that is to be sold, along with the real estate, to make sure that the Seller will not remove such items prior to closing on the transaction. If it does show up, but doesn't have your name on it "claim the listing" on the listing page. Hope this helps.
