Hello, yes there is an online program that will give you the costs to manage properties through winter and summer. This would be Marshall Swift's Repair Cost Express, it covers everything from snow removal to yard maintenance and the costs of repairs should the property be in need of fixing up. I'd be happy to talk to you more about this online service for the housing industry - 213-253-4847, Mario Bernheim... more
I don't think your age, education, or wanting a 'calling' is necessarily going to tell you whether you are ready to jump into real estate. Personally, for me, I knew for years I wanted to get into it, but financially it was never the right time. I jumped in about a year or so ago when I was able to put some money into marketing, know that I was not able to make a 'salary' for at least a year or more, and had the support and time to grow a business.
If you are dedicated, have the time and means to get into the business in this market, I say go for it. You said that you have been working for your boyfriend's mother, do you like it? Do you feel this is your 'calling'? Even with that, you need to know that in any market, especially a harder one, there is no salary in real estate. You have to live, eat, and breathe it, and it doesn't mean your paycheck is bigger at the end of the week. I worked for nothing for 6 months and loved every second of it :-).... more
I usually just tear my hair out....unfortunately this is too common in some parts of our selling area. I usually just explain to my client that we can't see that home, keep trying and wish oh wish that I had a phone number for that seller and that it was legal and ethical to contact them and let them know their agent is NOT doing their job.... more
I have been in real estate for 10 years now, after a 20 year career in the USAF. In the Air Force the focus is on training. If you are well trained well in the beginning, you will be able to move to any location and perform the required tasks. Real Estate is the same way. RE/MAX is an incredible company, but not designed to train newer agents. In our area, I would tell you Coldwell Banker United has the most incredible training program around, and with an office in all of our areas, FWB, Niceville, Crestview, Navarre, Gulf Breeze, San Destin and Panama City under one broker, you can go to any of them and work as if it were your primary office if you were in that area. Most of your expenses are covered to include signs, business cards, office space, National and International exposure. When you are well trained you can negotiate your commissions in the future. When I started in real estate, it only took me about 3 months to decide that my company was lacking in the training they promised, and I quickly moved. That's the beauty of our field, you can move locations quickly if the fit isn't there. Good Luck.
