How is that you can do a "title search"? Are you just looking at the county's public records?? When you buy a home, you'll want to hire a title company and pay for title insurance. (In CO this is normally paid by the seller, not sure what it's like in OH). The title company will find any liens on the property. These have to be paid, and title cleared in order for you to close on it. If the property is going to be listed in MLS, you can hire a Realtor as your Buyer's Agent. He/she can walk you through the process. (The buyer's agent will get paid by the seller/listing brokerage). Keep in mind that if it's going to auction, you probably have to pay cash.... more
If you really want to wreck your credit with a foreclosure, you just stop paying your mortgage. It's that easy. The bank will come after you soon enough.
If I were you though, I'd reach out to a real estate agent and find out if you can sell your house for enough to at least break even. If your home just appraised for enough for you to cash out that much equity, perhaps you can sell it, save your credit and move elsewhere. If you price it right, you can sell faster than your lender would foreclose.... more
You can't. They will ignore you. Once they own a house, their goal is to get the most money they can so they want to list it in order to get as many offers as possible so they aren't interested in talking until they have listed with an agent.... more
