This is far to expensive for the neighborhood! The area is great with some of the best schools in Orlando. You are close to 3 of the major highways yet the nieghbor hood has a secluded feeling to it. There is a grocery store in walking distance along with a short drive over to Winter Garden Village which is one of the bigger shopping centers in the Orlando area. I live about two minutes down the road in Wesmere which is not quite as expensive of a neighborhood but I can still enjoy all of the surroundings, which is why we moved to the area in the first place. That particular home is under contract for sale and is scheduled to close June 24th. It was listed at $279,000, was neither a short sale or foreclosure and went under contract in just 6 days. Going off that information alone, the home was priced well enough to sell quickly and I imagine when we see the final sale price after closing, it will be fairly close to the listing price.
There are no other lakefront homes in that community available for sale at this time. There was one other sale that closed earlier this year... a short sale lakefront home at $225,000.

Were you upfront with the lender about your wife's shortsale? I agree that they will not approve short sale if they see another home was purchased. Your lawyer is the best for advise here.
FHA guidelines is sometimes 2 years for your wife on a short sale if she gets her credit back up. If you are not behind in the mortgage then FHA allows you to buy again right away.
The lender for an FHA loan will in fact pull your wife's credit regardless if she is on the loan with you.... more
