There is no quick and easy solution and it is frustrating. Only way to "force" a closing date would be if the contract included a "time is of the essence" closing date. I suspect you don't have that. Even in that case, closing may not happen on the date for circumstances beyond control and the best you could do is cancel the contract. Well now, get the agents, if any, to help resolve. This property according to the garden state MLS is a short sale, listed at $133,000 and appears to be in attorney review. Since the bank that holds the mortgage needs to approve the sale price it could be a while before it closes and we know what it sold for.

When purchasing 'as-is' the seller is expected to do no repair. The buyer has the right to an inspection period, however, and may cancel the contract if the inspection is not acceptable (i.e. unforseen needed repairs). The inspection period must have been met, however, and written notice of cancellation provided to the seller in the specified timeframe. In the truest sense, one does not 'override' the other, they compliment each other and spell out the expectations of what the buyer and seller will do. As is true anywhere, location matters so you'll want to be satisfied that the particular location suits you. There are many homes available for sale, some on busy roads, others not. You are close to Rt. 22 in all cases - some people prefer being a few blocks away from Rt. 22 - still have easy access to highway and conveniences but less noise and congestion.

This is difficult to answer without seeing the unit you are referring to however there are currently six 2 bedroom condo and townhome units on the market ranging from 165,000 to 249,900.
In addition, four 2 bedroom units have sold in the recent months ranging from 175,000 to 230,000.
